Citizens of all EU countries, USA, and Switzerland may buy property in Turkey except in rural areas and military zones.

What are the documents needed for purchasing a property in Turkey?
A passport, two passport-photos and a sales contract are all that is required. The Land Registry Office will prepare all the paperwork pertaining to the purchase of a property.

What do I have to be careful with the registration?
It is very important to know that Tapu, the title deeds, cannot be obtained at a notary, a real estate agency or a lawyers office, it can ONLY be obtained at the local Land Registry Office (TAPU DAIRESI).

Tanko Real Estate is responsible only for payments made to Tanko. In the above-mentioned cases you will receive your down payment back from Tanko but without any interest.

Annual Property tax for Commercial Buildings 0,3 % of registered value
Houses 0,1 % of registered value

Electricity: approx. 15 – 25 EUR per 2 months (€ 0,11-0,17/KWH)
Water: approx. 15 EUR per 2 months (€ 0,50-0,90 per m³ for 40m³ and over 41m³)
Telephone: € 9, - basic rate per month

What about paying for utility bills in Turkey?
The easiest way to pay your utility bills is by direct debit via a bank in Turkey. However, arrangements can often be made with the developers regarding payment of utility bills.

Are there after sales services available?
Most of our developers offer a wide range of after sales services such as interior decoration, furnishing, maintenance, rental service, and payment of your local bills (electricity, water, tel., etc…).

Can I rent out my property?
Yes, you will be able to rent out your property throughout the year. Tanko Real Estate or the developer can provide assistance for renting out your property.

Do I have to pay any commission above the purchase price?
If you purchase a new house from one of our partner developers you will not have to pay any commission on top of the purchase price. If you buy a previously owned house from our portfolio then you will have to pay the 3% commission as customary in Turkey

If I make any profit when I sell my property, do I have to pay any tax on my profit?
If you own a property for 4 or more years the profits made at the selling of the property will be free of income tax in Turkey.
Travelling and living in Turkey

What documents do I need for traveling to Turkey?
Only a valid passport or personal ID is required. EU citizens need to have a visa, which can be obtained at airports in Turkey.

How long can I stay in Turkey?
With the tourist visa you can stay up to 3 months, it can be locally extended for a further 3 months when necessary. If you want to stay longer than 6 months or plan to live in Turkey then we advise you to apply for a yearly residence permit at the nearest Turkish consulate in your home country.

Can I bring my car to Turkey?
You can bring your car to Turkey for 3 months with a temporary import licence , which can be extended by another 3 months at the local customs office. After 6 months the car has to leave Turkey and can only re-enter after a further 6 months period.

Can I open an account at a local Bank?
Yes you can open an account in any currency at any Turkish bank by presenting a residence address and your personal ID.

What happens if I have an accident or if I get sick?
There are several fully equipped hospitals and specialist doctors available in every city and almost all European health insurances are accepted.
